A broken exterior pipe caused a significant amount of water to collect around the property. Because the crawl space beneath the home sits lower than the surrounding exterior grade, moisture migrated under the structure and created very high humidity conditions beneath the house.
During the initial monitoring period, crawl space humidity reached extremely elevated levels, creating a serious risk of mold growth, moisture damage, and deterioration of building materials if left untreated.
Our team inspected the affected area and developed a drying plan designed to remove excess moisture without unnecessary demolition. Professional air movers and dehumidification equipment were installed to circulate dry air through the crawl space and reduce humidity levels over time.
Throughout the drying process, we continuously monitored temperature and relative humidity to confirm that conditions were improving. Humidity was reduced from very high initial readings down to approximately 42%, bringing the crawl space back to a much more acceptable range.
The project was successfully completed without removing structural materials, allowing the homeowner to avoid unnecessary demolition and additional reconstruction costs.

Early response is especially important after a water leak or flooding event. Excess moisture trapped beneath a home can lead to mold growth, musty odors, wood deterioration, damaged insulation, and secondary damage to walls, flooring, and structural components.
